About the Role: Responsibilities, Skills, and Requirements

Introduction

Ever wondered what it takes to shape the skyline of a city that’s growing as fast as Al Ain? Ma’alem Al Sharq Group is on the hunt for a Sales & Marketing Manager who doesn’t just chase targets but genuinely understands the pulse of the real estate and investment market. This isn’t your typical desk job — it’s a role where strategy meets street-smart sales, and where your ability to connect the right people with the right properties can make a tangible difference. If you’ve got a knack for spotting opportunities and the drive to see them through, this could be the perfect next chapter for your career.

About the Company

Ma’alem Al Sharq Group isn’t just another name in the UAE’s crowded property sector. We’re a team that believes in building relationships as solid as the structures we sell. Based in the heart of Al Ain, we’ve carved out a reputation for being approachable, dependable, and genuinely invested in the communities we serve. Our portfolio spans residential, commercial, and investment properties, and we take pride in offering our clients more than just a transaction — we offer guidance, insight, and a partner they can trust.

Here, you won’t find a stuffy corporate hierarchy. Instead, you’ll find a collaborative crew that celebrates wins together and isn’t afraid to roll up their sleeves. We’re at an exciting growth stage, which means your ideas won’t just be heard — they’ll be acted upon. Whether it’s brainstorming a new campaign over karak chai or fine-tuning a pitch before a big client meeting, you’ll feel like part of the family from day one.

What You’ll Be Doing

This role is as dynamic as the market itself. One day you might be mapping out a quarterly strategy, the next you’re on-site with a potential investor, walking them through a commercial unit’s potential. Here’s a closer look at what your days will involve:

  • Crafting and executing sales & marketing strategies that align with the group’s goals — think beyond the obvious and find creative ways to stand out in a competitive market.
  • Owning your numbers. You’ll set, track, and crush sales targets and KPIs, not just for yourself but for the wider team. That means monitoring performance, tweaking approaches, and keeping momentum high.
  • Driving the sale and marketing of real estate, commercial, and investment opportunities across our portfolio. From residential villas to prime commercial spaces, you’ll be the bridge between what we have and what our clients need.
  • Generating fresh leads and nurturing existing relationships. Whether it’s through networking events, digital campaigns, or good old-fashioned follow-ups, you’ll keep the pipeline healthy and the opportunities flowing.
  • Collaborating with internal teams — from legal to property management — to ensure smooth handovers and a seamless client experience. Because a sale isn’t just about closing; it’s about the entire journey.

What You’ll Bring

We’re looking for someone who’s been there, done that, and is ready to do it even better. You don’t need to be perfect, but you should be passionate and prepared. Here’s what we’re hoping you’ll bring to the table:

Must-Haves:

  • A proven track record in real estate, commercial, or investment sales — we want to see results, not just years on a CV.
  • Solid experience in developing and implementing sales & marketing strategies that actually move the needle.
  • A natural ability to build rapport and close deals, whether you’re dealing with first-time buyers or seasoned investors.
  • Strong communication skills in English and Arabic (both written and spoken) — it’s a bilingual market, and you’ll need to navigate it comfortably.
  • Familiarity with the Al Ain or broader UAE property landscape is a big plus, though we’re open to sharp operators from elsewhere.

Nice-to-Haves:

  • Experience with digital marketing tools and CRM systems — we’re not asking for a tech wizard, but a working knowledge helps.
  • A network of contacts in the investment or commercial property space.
  • A driver’s license and access to a vehicle — you’ll be visiting sites and meeting clients around town.

Not sure you tick every box? We’d still love to hear from you. Sometimes the best hires come from unexpected places.

Why You’ll Love Working Here

Let’s be honest — a job is more than just a paycheck. It’s about feeling valued, challenged, and supported. Here’s a taste of what you can expect when you join Ma’alem Al Sharq Group:

  • A competitive salary and performance-based incentives that reward your hustle. When you hit your targets, you’ll feel it.
  • Real growth opportunities. We’re expanding, and we promote from within whenever we can. Your career trajectory here isn’t a straight line — it’s a ladder, and we’ll help you climb it.
  • A supportive, close-knit team that has your back. No egos, no politics — just people who want to see you succeed.
  • Flexibility where it counts. While this is an on-the-ground role, we understand the need for balance and try to accommodate where possible.
  • The chance to make a mark. In a growing group like ours, your ideas can shape how we do business. That’s not something every company can offer.

At the end of the day, we want you to feel like Ma’alem Al Sharq isn’t just where you work — it’s where you grow. If you’re ready to bring your energy, expertise, and ambition to Al Ain, we’d love to talk.

Common Interview Questions and Tips

To help you prepare and feel confident, here are some questions you might encounter during the interview process for this role.

  • Walk me through a time when you had to turn a sluggish sales quarter around. What was your diagnosis, and what specific moves did you make to change the trajectory?

  • How do you approach pricing a commercial or residential unit that’s been sitting on the market for too long? Walk me through your thought process and the levers you’d pull.

  • What does your typical lead generation strategy look like for a market like Al Ain, where relationships and local reputation carry a lot of weight?

  • Tell me about a marketing campaign you designed for a real estate project. How did you measure whether it actually brought in qualified buyers rather than just clicks or foot traffic?

  • When you’re managing a sales team, how do you keep individual targets realistic while still pushing everyone to stretch? Give me a concrete example of how you’ve balanced that.

  • Describe a negotiation where the client was ready to walk away. What did you say or do differently to bring them back to the table and close the deal?

  • Think about a time you had to coordinate with legal, property management, or another internal team to ensure a smooth handover. What did you do to keep everyone aligned, and what slipped through the cracks?

  • Tell me about a time you had to sell a property or investment opportunity that had a clear drawback — maybe an awkward layout or a less-than-ideal location. How did you position it honestly without killing the deal?

  • How do you stay disciplined with follow-ups when you’re juggling a full pipeline? What’s your system for making sure no promising lead goes cold?

  • Give me an example of a creative or unconventional marketing idea you tried that was a bit of a gamble. How did you pitch it internally, and what was the outcome?

  • How do you handle a situation where a client’s expectations are unrealistic — say, they want a premium price for a property that clearly isn’t there? How do you manage that conversation?

  • What does

Market-Based Salary Overview and Analysis

For a Sales & Marketing Manager role in real estate, you should expect a salary of at least 15,000 to 20,000 AED per month, plus a competitive commission structure that can significantly boost your total take-home. Similar mid-to-senior level positions in the UAE property market usually offer a base in this range, especially when they require bilingual skills and a proven sales track record. Given the performance-based incentives mentioned, aim for a base at the higher end of that spectrum to reflect your strategic and on-the-ground sales experience.
