About the Role: Responsibilities, Skills, and Requirements
Ever wondered what it takes to keep a building not just standing, but thriving long after the handover? We're looking for a Site & Maintenance Foreman who knows the difference between a quick patch and a proper fix — someone who can walk onto a site, read the situation, and get things moving without waiting for a committee meeting. This isn't a desk job; it's a role for someone who's comfortable juggling finishing works, maintenance schedules, and the occasional surprise that only Dubai buildings can throw at you.
About Al Manara Al Fidhiya Building Contracting L.L.C.
We're a Dubai-based contracting outfit that's built our reputation on doing things properly — no shortcuts, no cutting corners, no "we'll come back for that later." Our teams work across general maintenance and finishing projects, and we've grown steadily because clients keep coming back. The culture here is hands-on: our foremen aren't buried under paperwork, they're out on site where the work actually happens. If you like the idea of a company where the person in charge actually knows your name and checks in on how things are going, you'll fit right in.
What You'll Be Doing
- Supervise day-to-day maintenance and finishing works across multiple sites, making sure quality doesn't slip when deadlines tighten.
- Coordinate with technicians, subcontractors, and suppliers to keep jobs moving — and step in when something's about to go sideways.
- Carry out site inspections and snag-list reviews, because the details are what separate a good finish from a great one.
- Manage material requests and site documentation so nothing gets lost between the office and the field.
- Respond to maintenance call-outs and urgent issues, troubleshooting on the spot rather than passing problems up the chain.
- Keep the team safe — enforce site safety practices and make sure everyone goes home in one piece.
What You'll Bring
Must-haves:
- Solid work experience within the UAE managing general maintenance and finishing works — you know the local suppliers, the standards, and the pace.
- A valid UAE driving license — essential, since you'll be moving between sites regularly.
- Valid UAE residency.
- The kind of practical judgment that only comes from time in the field.
Nice-to-haves:
- Experience coordinating small teams or supervising technicians.
- Familiarity with fit-out and finishing materials common in the Dubai market.
Not sure you tick every box? We'd still love to hear from you — attitude and field smarts often matter more than a perfect checklist.
Why You'll Love Working Here
- Variety, not monotony — every site brings something different, and you won't be stuck doing the same thing week after week.
- Real responsibility — you'll have the authority to make calls on site, not just report back and wait.
- A team that backs you up — reliable colleagues, responsive management, and a company that values foremen who know their trade.
- Growth potential — as we take on more projects, there's room to grow with us.
- Competitive package — we recognize field experience and pay accordingly.
If you're the kind of foreman who takes pride in a job done right the first time, you'll feel at home here. We're a team that respects experience, values straight talk, and believes good work should be noticed — and rewarded.
Common Interview Questions and Tips
To help you prepare and feel confident, here are some questions you might encounter during the interview process for this role.
- Walk me through how you'd handle a finishing job where the subcontractor's work looks fine at a glance but fails your snag review two days before handover.
- You're covering three sites in a day and a maintenance call-out comes in about a water leak. How do you decide what gets your attention first, and what do you do about the site you don't get to?
- What's your process for managing material requests so the right stuff shows up on site without piling up dead stock in the store?
- Tell me about a time a job was heading off the rails — a supplier let you down or a technician didn't show. What did you actually do, and how did it end?
- How do you get a technician who's been doing things his own way for years to follow the method you want — without it turning into a standoff?
- Describe your experience with fit-out and finishing materials in the Dubai market. Which suppliers do you trust, and which ones have burned you?
- Give me an example of a safety issue you spotted on site and corrected before it became an incident. What was the situation, and what did you change?
- A client complains the finish isn't up to standard, but you think the work meets spec. How do you handle that conversation?
- You've got a team of technicians with mixed skill levels. How do you decide who does what, and how do you keep the weaker ones from slowing the job down?
- What does a proper site inspection look like when you do it? Walk me through what you check and in what order.
- Tell me about a time you made a call on site that turned out wrong. What happened, and what did you take from it?
- This role means moving between sites most days and jumping on urgent call-outs. What does a normal week look like for you now, and why does this pace appeal to you?
- Our culture is hands-on — foremen are out on site
